The modern-day state of Montana was inhabited by various Native American tribes such the Crow before the arrival of the Europeans. The Crow tribe used horses as their primary mode of transportation and hunted the American bison as their chief source of food. Some of the other contemporary tribes that occupied MT during this time were; the Assiniboine, Cheyenne, Gros Ventres, Blackfeet, Salish, Kootenai, Kalispell, and Pend d’Orielle.

The St. Mary’s Mission was the first permanent settlement established by the European American settlers in 1841. Seven years later, Fort Benton was founded to serve as a trading post for the fur trade which attracted more, settlers. The discovery of gold at Gold Creek was followed by more gold claims and explorations which attracted even more miners and settlers into the area. The area had fallen under the jurisdiction of several territories before it was eventually taken over by the U.S government. Initially, it was part of the Oregon Territory, then the Washington Territory followed by the Idaho Territory then the Dakota Territory and finally on May 26, 1864; it became the Montana Territory. The citizens applied for admission to the union but failed twice in the years of 1866 and 1884.

With an estimated population of about 140,000 people, Montana was finally admitted to the Union on November 8, 1889, making it the 41st state. It is the 4th largest state in size as it covers an area of 147,040 square miles. With the more than 1 million people that call the state home, it is ranked as the 44th most populous US state. It is nicknamed Big Sky Country while others call it the Treasure State. The motto is Gold and Silver, which is borrowed from Latin phrase ‘Oro y Plata.’

Mont. is situated on the western side of the United States and borders the country of Canada and the U.S. states of South Dakota, Wyoming, Idaho and North Dakota. The Continental Divide cuts the state into two distinct regions; the East and the West. The Rocky Mountains occupy the better part of the west half with ranges such as the Bitterroot Mountains, Coeur d'Alene Mountains, Sapphire Mountains, Anaconda Range, Cabinet Mountains, Garnet Range, Missions, and Flint Creek Range. The east half has ranges such as the Madison Range, Gravelly Range, Gallatin Range, Beartooth Mountains and Absaroka Mountains. This state has more than 3,000 lakes and reservoirs along with many rivers and creeks. The Flathead Lake, Whitefish Lake, the St. Mary Lake and Lake McDonald are just a few examples.

The Little Bighorn Battlefield National Monument was built to commemorate all the people that lost their lives during the American Indian Wars as the Native Americans tried to defend and preserve their culture.

The city of Helena serves as the state's capital and is nicknamed the ‘Queen City of the Rockies’ and has a strong economy boosted by the rich gold and silver deposits within its boundaries. Some of the larger Helenan employers are the Fort Harrison VA Medical Center and the Fort William Henry Harrison.

People here have a variety of modern schools to choose from to quench their thirst for education. The state has two major public universities which have campuses in various cities and towns. UM is the largest public university with its main campus in the city of Missoula. MSU is the other university with its flagship campus in Bozeman. The University of Great Falls is an example of one of the private universities and colleges here.

No teams here play in any of the big four professional sporting leagues mainly due to the state's small and dispersed population. Baseball has the most significant following with several minor league teams based here that are farm teams for MLB teams such as; the Missoula Osprey who are affiliated with the Arizona Diamondbacks, the Billings Mustangs with the Cincinnati Reds, the Great Fall Voyages with the Chicago White Sox, and the Helena Brewers, who are with the Milwaukee Brewers. The Grizzlies and the Bobcats both play in the Big Sky Conference of the NCAA FCS Division I-AA.

Copper Village Museum & Arts Center has exhibits and displays of arts, culture, and local history. The World Museum of Mining is a favorite destination for those who want to learn more about mining ranging from tools, different minerals, and the evolution of mining industry. The Old Montana Prison Complex shows a typical prison that was used in the 19th century fully equipped with cells and furniture. The Canton Church Historic Site marks where the first church that was built in the mid-19th century.

This state hosts events that have received worldwide acclaim. The Whitefish Winter Carnival has been ranked among the top ten Winter Carnivals in the world by the National Geographic. The North American Indian Days is an annual festival that attracts Native American participants from all over the country as well from the neighboring country of Canada. The Festival of Nations celebrates countries such as Scotland, Ireland, Wales, Germany, Italy, England, Czech Republic and Finland for their contribution to the mining industry in this state.

The economy here is diversified with economic sectors such as mining, tourism, beer brewing, education, banking, retail, and food processing playing major roles. The largest private employers include; the Billings Health and Rehabilitation Center, Benefits Healthcare, Blackfoot Telecommunications Group, Cordillera Communications, Glacier Bank, Missoula Electric Cooperative Inc., Rocky Mountain Bank, Aageson Farm, St Vincent Healthcare and J F Overman Construction.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. The initial starting point for their PLSS is the Montana Principal Meridian which uses lines originating from Willow Creek

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust or a Mortgage, depending on the size and value of the property.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 150 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Mont. foreclosure process are mostly found in MT Statutes in Montana Code Annotated (2003) Section 71-1-101 et. seq. and MT Code Annotated (2003) Section 71-1-301 et. seq..

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Mont. statutes of Title 70, Chapter 24-Chapter 27 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Montana Department of Labor & Industry Board of Realty Regulation, which oversees all the licensing of the agents and most of the implementation and enforcement of the Montana Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 60 hours of approved MT real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed MT real estate broker, and pay the various required licensing fees.
