Before the arrival of the Europeans, the Pennacook and Abenaki Native American tribes were the primary inhabitants of the area that developed to become the present-day state of New Hampshire. These two tribes engaged in farming as well hunting and gathering. In the early 1600’s, French and British explorers toured this area and settled at Odiorne in 1623. Hilton’s Point was established as the first permanent settlement for the British settlers. This land was put under the Royal Province despite the Wabanaki Confederacy’s unsuccessful uprising which culminated in their defeat in Father Rale’s War, also known as Dummer’s War.

During the Revolutionary War, this region was part of the original 13 colonies that revolted against the British rule. The Royal province was inhabited by settlers who established saw mills, merchant warehouses, and shipyards. The wealthy merchants were distinguished by their fine homes while the locals were day laborers and mariners. Fort William and Mary was raided under the leadership of General Sullivan in 1774, and this resulted to more revolts. The British soldiers attacked the rebels with Muskets and cannon during this raid.

With an estimated population of about 140,000 people, New Hampshire was admitted to the Union on June 21, 1788, making it the 9th state. It covers an area of 9,349 square miles making it the 46th largest state in land area. With the nearly 1.5 million people that call it home, it is ranked as the 46th most populous US state. This state, nicknamed The Granite State, uses the Motto; Live Free or Die and uses Yellow, Red, and Orange as its official colors.

The state is located in the northeastern part of the United States and borders the state of Maine, Massachusetts, Vermont, the country of Canada and the Atlantic Ocean as well. N.H. resides in New England which occupies the Northeastern region of the U.S. This state is divided into several parts which include; the Great North Woods on its northern side which is a major tourist attraction. The White Mountains is known for its beautiful mountains and is just below the Great North Woods. The Lakes Region covers the central part of the state, and major lakes include the Squam Lake, Lake Winnipesaukee, Lake Winnisquam and New Found Lake. The Merrimack Valley Region is known for hosting the Merrimack River within its basin. The Monadnock Region covers the better part of the southwest region around Mount Monadnock. The Rye Harbor State Park makes surfing a reality within this state and also offers an excellent recreational spot along the sandy beaches during the summer seasons. The Mount Washington State Park is known for having Mount Washington, which has the highest peak in the eastern part of the United States. This mountain is also known for having some of the “World’s Worst Weather” and experiences gusts of wind in excess of 100 miles per hour for an average of about 120 days per year. The Franconia Notch State Park is known for its various attractions such as the Old Man Mountain, Flume Gorge, and fishing activities in Profile Lake and Echo Lake along with many hiking, skiing, and biking trails. The Hampton Beach State Park is a multipurpose facility fitted with restrooms, an amphitheater and a comfort station among many other facilities.

The city of Concord serves as the state's capital and it is known for being the oldest state capital in the country where the legislature still meets in the original chambers; the N.H. State House. The city of Concord has an excellent transportation network served by major highways such as I-89 and I-93 along with the Concord Municipal Airport providing airline services for the area.

New Hampshirites have a variety of modern schools to choose from to quench their thirst for formal education. UNH is the largest public university, and its main campus is in the city of Durham. The other main public universities here are Plymouth State University located in Plymouth and Keene State College in Keene, which is known for its master's programs. SNHU is the largest private university in the state.

Various professional teams that play in minor leagues call the state home. They include; the Fisher Cats who are affiliated with MLB Toronto Blue Jays baseball team, the Manchester Monarchs with the NHL Los Angeles Kings ice hockey team, and the Phantoms n the USL. This state also supports several teams of NCAA Division I with the most notable ones being the Dartmouth Big Green and the UNH Wildcats. Auto racing fans have several tracks like the Star Speedway and the New Hampshire Motor Speedway, which frequently holds NASCAR series such as the Sprint Cup Series and the Xfinity Series among many others.

The state is known for its dedicated museums and cultural events. The American Independence Museum has collections, exhibits, paintings, and portraits depicting the Revolutionary War. The America’s Credit Union Museum preserves the site of the first United States’ credit union. The Ashland Railroad Station Museum preserves an old railroad station that has been in operation since colonial times. The Aviation Museum of New Hampshire displays the aviation history of this state. The McAuliffe-Shepard Discovery Center is one of a kind science museum with exhibits of space shuttles, science fiction toys, jets and lunar exploration among many more other exhibits. Other museums of interest are; Bethlehem Heritage Society Museum, the Dublin Schoolhouse Museum and the Currier Museum of Art among many others. The Hopkinton State Fair is an annual event that involves agricultural exhibits, amusement rides, family fun and various contests.

This state has a diversified economy with the main players being the economic sectors such as banking, education, technology, retail, finance, and agriculture among many others. Some of the largest private employers here are; BankNorth, Bottomline Technologies, C & S Wholesale Grocers, Catholic Medical Center’s, eCopy, Fisher Scientific International Inc., ES3 LLC, Mall of New Hampshire, Merchants Automotive Group and Fidelity Investments.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed or Quit Claim Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 60 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the N.H. foreclosure process are mostly found in Title 38 NH Revised Statutes, Chapter 479.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the N.H. statutes of Title LV, Chapter 540 and Title LV, Chapter 540-A instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the N.H. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the New Hampshire Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 40 hours of approved NH real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed N.H. real estate broker, and pay the various required licensing fees.
