Before the arrival of the Europeans, the primary inhabitants of modern-day New York were the Native American Tribes of the Lenape and the Iroquois which included; the Onondaga, Mohawk, Tuscarora, Cayuga, Oneida and Seneca Tribes. The earliest European settler of the area was Giovanni de Verrazzano, who was the first European explorer to land in the Harbor in 1524. French traders arrived in 1540 and erected a chateau on the Castle Island, but they were forced to abandon it a year later due to its constant flooding. The Dutch came in 1614 and rebuilt the chateau and named it Fort Nassau. Floods however also destroyed this fort, and the Dutch expanded their reach and founded the entire colony of New Netherlands instead.

The region later fell under the control of the British after the Dutch lost the Second Anglo-Dutch War in 1667. The Third Anglo-Dutch War saw this province briefly recaptured by the Dutch in 1673 only for them to lose control of it again in 1674 to the British. The group known as Sons of Liberty was organized in this colony to oppose the oppressive taxes levied by the British Monarchy. Delegates from this Colony never voted during the United States declaration of independence as they were prohibited from doing so. However, New York was still one of the most important original 13 colonies. So much so, that during the revolutionary war, about one-third of all the battles took place here.

With an estimated population of about 330,000 people, New York was admitted to the Union as the country’s 11th state on July 26, 1788. It is ranked 27th based on land area as it covers 54,555 square miles. With the nearly 20 million people that call it home, it is ranked as the 4th most populous US state. This state is nicknamed the Empire State and thrives on the motto which says ‘Ever Upward.' Gold and Blue are its official colors.

The state is located in the northeastern part of the United States with its immediate neighbors being the states of New Jersey, Massachusetts, Connecticut, Vermont and Pennsylvania as well as the Atlantic Ocean and the country of Canada. The eastern side is mostly covered by the Great Appalachian Valley while the Lake Champlain Valley covers the northern part and the Hudson Valley includes the lower side. This state also borders two of the Great Lakes of Lake Ontario and Lake Erie.

N.Y. is home to the Statue of Liberty National Monument that was donated by France and built to mark the independence of the United States from the British. The Saratoga National Historical Park is a site that marks where major wars took place such as the Battle of Saratoga and the eventual triumph of the American troops over the French in the American Revolutionary War. The African Burial Ground National Monument is dedicated to all the African slaves who lost their lives while serving their masters. The state also houses some major tourist attractions which appear on the list world’s top ten most visited places consistently. They include; the Niagara Falls National Heritage Area, Times Square, Central Park, and the Grand Central Terminal.

The city of Albany serves as the state's capital. This town has been a major transportation hub since the 18th century and is served by major highways such the I-90, I-287, and I-87. The Albany International Airport is within this metropolitan area as well. The city resides on the west bank of the Hudson River and has a population of around 100,000 people.

There is a comprehensive education system here that is facilitated by various modern schools. SUNY is this state’s largest public university and also the biggest system in the U.S. based on the overall enrollment of nearly 450,000 students at all of its campuses combined, with the campus in Buffalo being its main one. CUNY is the 2nd largest public University in the state and receives funding from both the New York City and the state government. This state houses several notable private universities such as Columbia University, Rockefeller University, and NYU; all in NYC as well as Cornell, which is located nearby in Ithaca.

Several professional teams that play in the big four major leagues play in this state. Some of the major ones include; the NFL’s Buffalo Bills football team, the MLB’s Mets and Yankees baseball teams, the NBA’s Nets and Knicks basketball teams, the Liberty WBNA basketball team, and the NHL’s Rangers, Sabres, and Islanders ice hockey teams. For racing fans, there is the Watkins Glen International racetrack in Watkins Glen, which hosts such racing events as the NASCAR Sprint Cup Series. For golfing fans, there is the Barclays, which is an annual PGA Tournament in Bethpage. This state has several sports halls and also hosts various sporting events all year round. The National Baseball Hall of Fame and Museum honors participants in baseball while the National Museum of Racing and Hall of Fame celebrates those who have shown exceptional performance in thoroughbred horse races. The USTA Billie Jean King National Tennis Center is known for hosting the United States Open Tennis Championships every year.

NY has numerous museums which stock collections for history, culture, art, transportation, agriculture and maritime among many other fields. The 1812 Homestead Farm and Museum gives residents and visitors a chance to revisit the past and understand how life was during the 19th century here. The 1941 Historical Aircraft Group Museum stocks aircraft and weapons used during the World War II. This museum also hosts the Geneseo Airshow, which features exhibitions and competitions across various categories. American Museum of Cutlery houses ancient weapons, edged tools, swords, and knives. The state has a strong economy which would make it rank among the world’s top 15 largest economies if it were an independent nation. New York City, which is one of the most populous cities in the world, is a major economic hub for this state. NYC houses commercial districts such as the Silicon Alley and the Wall Street which houses the NYSE, which is by far the largest stock exchange in the world. The Silicon Alley is famous for its high-tech industries, entrepreneurship, and innovation. N.Y. is also headquarters to more than 50 of the Fortune 500 companies such as: Verizon, JP Morgan Chase, IBM, Citigroup, MetLife, PepsiCo, AIG, Pfizer, Goldman Sachs Group, New York Life Insurance, Morgan Stanley, American Express, TIAA-CREF, INTL FCStone, Twenty-First Century Fox, Philip Morris International, Time Warner, Travelers Cos., Alcoa, Time Warner Cable, Hess, Icahn Enterprises, Colgate-Palmolive, Bank of NY Mellon Corp., Bristol-Myers Squibb, Omnicom Group, Loews, CBS, Viacom, L-3 Communications, Estee Lauder, Assurant, Corning, MasterCard, Avon Products, News Corp., Ralph Lauren, Foot Locker, Cablevision Systems, Barnes & Noble, and JetBlue Airways. When buying or selling a house here, the real estate closing agent will typically use a Bargain and Sale Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this state is primarily a lien theory state. This just means that the raw title of the property will remain as collateral until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender must go to court and start a judicial foreclosure which typically takes about 445 days to complete so long as it remains uncontested. During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the foreclosure process here are mostly found in New York State Consolidated Laws, Article 13.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the N.Y. statutes of RPP: Real Property - Article 7: Landlord and Tenant instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Division of Licensing Services, which oversees all the licensing of the agents and most of the implementation and enforcement of the New York Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 75 hours of approved NY real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed N.Y. real estate broker, and pay the various required licensing fees.
