Over 12,000 years ago, several Native American tribes started arriving in the present-day state of Virginia. One of the first recorded tribes were the Algonquian people who founded the village of Werowocomoco. Other tribes that would settle later included the Siouan, who inhabited the western region and the Meherrin and the Nottoway, who inhabited the northern and southern parts of the state.

Though the Spanish were the first Europeans to explore this area, it was the English who would wind up successfully settling it. In 1583, Walter Raleigh was granted a charter by the then Queen Elizabeth I from England to establish a colony located to the north of Spain’s territory known as Spanish Florida. One year later, Walter sent his troop, and Virginia was founded. In 1606, the London Company was founded and incorporated. This company funded the development of ‘New Town’ in ancient Jamestown, which was the first permanent British settlement in the area. Though the settlers suffered several setbacks and engaged in wars such as the Anglo-Powhatan War, most of them still survived, and the settlements became permanent.

With an estimated population of about 690,000 people, Virginia was admitted to the union as the 10th state on June 25, 1788. Encompassing an area of 42,774 square miles, VA ranks as the 35th largest state in geographic size. It is also United States’ 12th most populous and has an estimated population of about 8.5 million people calling it home. It is known by various nicknames such as; the Mother of States, the Mother of Presidents or the Old Dominion. The state uses the official motto of ‘Thus Always to Tyrants’ and claims yellow and black as its official state colors.

Even though the state was part of the initial 13 colonies in the American Revolution war, it eventually seceded from the Union to join the Confederacy during the American Civil War and it was even made the capital of Confederate States. The secession greatly troubled the Union sympathizing western counties which in turn united together and seceded on their own to join back up with the North. These rebellious counties were eventually collectively recognized as the state of West Virginia.

In the New World, VA General Assembly holds the record of being the oldest law making body. The state government has continually been ranked for effective governance due to the unique way it manages the public resources. The economy of the state hosts federal agencies such as CIA, agriculture in the Shenandoah Valley, military facilities at Hampton Roads, and it hosts the region’s main seaport. In the mid-20th century the economy here was primarily an agriculture-based economy, but now it is the leading producer of computer chips due to its fast growing industrialization.

The VA Commonwealth is located in the southeastern region of the United States known as the South Atlantic States. Its immediate neighbors are Maryland, Tennessee, North Carolina, West Virginia, Kentucky, Washington D.C., and the Atlantic Ocean. A major landmark in this state is the Chesapeake Bay, which is formed by the confluence of several rivers such as the Susquehanna River, Rappahannock River, James River, Potomac River and the York River. The climate here is greatly influenced by the Chesapeake Bay and the Blue Ridge Mountains. The two physical features provide for much of the fauna and flora habitat in the state.

This state has many unique parks such as the Colonial Parkway, also known as the Colonial National Historical Park, which combines several historical sites such as the Yorktown Battlefield, Colonial Williamsburg, and the Historical Jamestown. The Five Forks Trail System is provides hiking, walking and picnic areas to tourists. The National Museum of the Marine Corps is a unique facility that stocks various tools, books, arts, photographs and collectibles that detail the history of the Marine Corps. The Shenandoah National Park and Skyline Drive is known for its Blue Ridge Mountains and is quite famous with hiking, trailing and camping enthusiasts. The VA Film Festival is an annual event that features competitions and awards across various categories in the film industry. Other major events include the Chincoteague Pony Swim and Auction and Shenandoah Apple Blossom Festival among many others. The VA Museum of Fine Arts is a renowned museum known for its wide collection of arts. Other museums include; the Frontier Culture Museum, the Steven F. Udvar-Hazy Center and the Science Museum.

The economy here is diversified with the major contributors being retail, tourism, health, banking, food processing, and technology among many others. When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed or Special Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 45 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Va. foreclosure process are mostly found in VA Statutes in Title 55, Chapter 4, §55-48 through §55-79.06.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Va. statutes of Title 55, Chapters 13.1-13.3 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Va. Real Estate Board, which oversees all the licensing of the agents and most of the implementation and enforcement of the real estate laws here. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 60 hours of approved VA real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Va. real estate broker, and pay the various required licensing fees.
